Fair value of plot in Sreekaryam

Kind folks, We were interested in building a home in Trivandrum and wanted to find out what would be the fair value of a plot of land (*in per cent terms*) in a neighborhood like Sreekaryam. The prices quoted for the locality fluctuate a lot and I felt it would be getter to do some secondary research before approaching real estate agents or land owners. Are owners more amenable to negotiations when it comes to prices?

I have a 20 cent roadside property on Malayinkeezhu-Anthiyoorkanam mainroad. It has mainroad frontage of about 14m. Planning to invest 20-30 lakhs. I’m not familiar with the market there as l reside on the city side. The property is near bus and auto stand, a bit far from nearest market and not much active comparing to market area. I have been in trivandrum since I was a child. From my nursery to my Btech. All of it has gone by within a 20km radius. I pass by the same roads. I've been seeing the same uncles I notice on their routine walks for what feels like decades. I enter the same gym I've been going to for years. My life is groundhog day.
