Mangalore is primarily seen as a prime retirement destination is what I believe. The city, except for its weather has everything it needs for a peaceful stay. All amenities present, good air quality, decent public transport with airport, station and long distance buses available.
Also, when I say retirement destination, what I mean is a lot of people of Mangalore work outside, and they have made enough money and they invest it here by buying flats, probably for their own sake and not particularly rental yield.
I don't think there will be any bubble to burst, as a lot of cities I have seen have ridiculous pricing themselves.

And you can't compare tier 1 towns of another country at all.
Compare tier 1 cities of India to draw parallels of the difference in pricing.
Flats in Gurgaon, priced above 10-15 crores sell like hot cakes. DLF camellias with each flat worth 40 50 crores is sold out.
Mumbai everyone knows how ridiculous the prices are since ages.
Bangalore 3bhks cost upwards of 4 5 crores in a decent society.
These are the prices you should be comparing to. The US is a whole different market, isn't even apples to apples comparison.
