People who r govt employee in tier 3 city like Nagar, Solapur, Nashik etc buying houses Pune. As they know govt are now very tough to get eventually their kids are going to move to Pune. So they want invest in pune property. Till the time kids grow up till then put the flat on rent. Also i observe trend people from Badlapur, Karjat, Ambernath also shifting to pune specially IT as they know they can't purchase property beyond Thane. In Thane they need to pay around 1.3 cr 2 bhk in decent society. So they are investing in Mumbai pune highway near areas like Punawale, Tathawade and Wakad etc.
