OP - don’t go for Big builders,they will give you terrible UDS and piss poor Build Quality. Pretty sure the properties you are seeing are less than 45% uds.

Pay a premium and go for societies with 6-10 flats at max. Yes you will pay a premium,but you get better value with higher UDS. These are typically with smaller builders and might stretch the budget.

And unlike the notion this sub has,big builders are generally cheaper than builders who build flats with 6-8 units.

Prior to first service you just drive sedated. Try not to exceed 5k. But also, Try not to hold the bike in same rev range for long time. Just go on a couple of rides and you'll hit 500 in no time. Then you can slowly start stretching it and after 1k or so, go ahead and just drive normally.

I'm 5'4, have had the bike for a year now. You'll get used to the weight. Working out calves in the gym and learning to balance the bike at extremely slow speeds helps
