It’s hard and to be honest it’s super difficult to fix it.

1. Govt: BBMP design approval is a pain. No one will move if no bribe is paid. BESCOM is notorious in giving you electricity while you are constructing. And 5 other things govt folks will drive you nuts including registration (stuff like soil testing and property tax blah blah).
2. Cost of materials are mostly stable if you can manage to procure it on wholesale prices (in field expertise is better here). Almost all vendors here will cheat. Be it labourers, construction contractors etc., being vigilant and paying visits to sites it super important.
3. Wood work / Interiors: You need to know materials really well post handoff materials expand and might cause issues. Knowledge about this is important.
4. All Architects basically have shared templates and will take a cut from vendors. Only opt for what’s required don’t give in to their sales tactics.

Finally the day you move in expect last minute scams like vendors / employees holding you back to transgender harassment.
My construction site was robbed 4 times already by professional construction robbers and I’m led to believe the workers are in collaboration with all this.

To be honest I’ve built a house. I’m a native with family background in construction and government. Even with all this it’s a pain to build a house.
