Rates depend on a lot of factors. No 2 properties of same size are going to fetch the same rent.


I'm getting 36k rent on a 560 sqft flat. That's more than 750 per sqft.


 It's not only about amenities. Depends on someone's perception about the location and property as well.
Now, for me Hiranandani Estate is a poor location for someone who commutes daily to their workplace but people are still renting there and paying a premium on top of that.

Strong disagree. Yes, I agree we have aging infrastructure in dire need of maintenance, but we need to appreciate the things that are happening.

1. Chennai Egmore - Beach 4th line combined with redevelopment of Tambaram Station.

2. New MTC buses arriving left, right and centre. Especially the low floor buses are awesome.

3. Medavakkam Flyover allowing vehicles to bypass the busy Medavakkam junctions towards Velachery.

4. Nanganallur: I don't know if you've noticed this, but the whole Nanganallur area is as good as T. Nagar nowadays, as reflected in house prices.

5. Velachery flyover: Cleared a huge signal bottleneck at Vijayanagar and as a result even Dhandeeshwaram main road flows better now.

6. Vadapalani Flyover: Again a horrible intersection.

7. This one is specific to me, but the whole area around Madipakkam, Puzhuthivakkam etc got drainage only a couple of years ago, used to be septic tanks.

8. Kilambakkam Train Station, currently under construction will allow bus passengers to make easier connections.

9. Mambalam pedestrian bridge: Again easing pedestrian traffic on the streets below for people going from Mambalam train station to T Nagar bus stand.

10. MRTS Extension to Mount: Again a horribly delayed project that is seeing good progress as being combined with metro corridor 5.

11. Power cuts: Don't know if you've noticed, but we used to have regular power cuts every day and now we don't.

All these said, I think it's important to state that this is by no means enough. There are still horrible transport problems everywhere. Examples include Arcot Road, Avadi, SIPCOT etc are kind of horrible. Not to mention flood protection is a joke. There's a lot to do, but a lot has indeed been done.
