Just because it's black money, it doesn't mean the effective cost of acquisition is zero... Money is money.

The real reason for inflated land price is real estate being harder to track is the primary place, where people hide their black money, so even if it's sold at inflated price, they buy it, as they need to hide the money, imagine thosunads of people doing it in a city in a location, the money keep flowing in, the prices keep increasing, as long as the black money keep flowing in, it would get reinvested in large portion into real-estate. It creates a loop, where every new black money, is kept investing, to the point, even these people run out of options to buy land, and then start buying any piece of real-estate they can.

As long as we have an alternative black economy of cash running, the prices would keep soaring.

Another argument I hear is playing circle rate with cash, and rest with black money, again stupid argument, the fair price/market price of property remains the same, you might be asked to pay more if you pay on white as their revenue would look inflated than, other than that, the fair price of property remains the same, it doesn't cause property inflation.

The only main cause is: Continuous flow of money, the money which is not taxed and hidden, and real-estate being the primary investment location for that black money! As simple as it can be!

The land prices in mining tows are higher than your national capital... It's all due to same phenomenon, too much cash inflow in a particular location, disrupts market, in this case it's real-estate market, as that black money can't be invested directly in stock and alternative sources of investment.

For reference... Per acre rate in my town starts from 10cr goes upwards 30-40cr, it's a tier 3-4 city, but a mining town, the cash flow here is like crazy, tens of thousands of crores are poured into the market each year.

Register a complaint immediately in our state cyber cell. These kind of frauds should never be left out.
Most of the ppl who do these kind of scams are north indians. I am not stereotyping. But this is the fact. Calcutta has lot of scam call centers who do this crime as day to day buisness. Ther are many no name it companies in Calcutta which operate as IT company in moring and scam call centers at night. Whenever you receive unknown call from states like West Bengal, Delhi, Mumbai.. they are mostly scamms... Please be aware.

Dont install unnecessary apps in mobile. That lady might have installed remote control software in the mobile and got the otp to approve the loan.. The aunts son might have leaked some details like bank account, aadhar, pan in some fake phishing websites. There are many phising websites to get sensitive info from game addicted kids. The scammers should have got details from this website and tricked to install some remote control software over phone call and accessed otp, got loan and disconnected the call. This is what i guess. Immediately register a complaint as the amount is huge!!
