I have been hunting for a house approx 3 months now.

1. Builder Floors - Decent inventory available in Gurgaon based on 2022-23 plot rates. However plot rates have been gone up since and cost of construction also. Hence the profit margin on floors for builders have further squeezed. Foresee a limited supply of builder floors till buyers step up to exhaust current inventory. Things are slowing down.

2. Apartments - no new supply coming up. I think the only vacant flats are in Magnolia / Camelia. Even rental properties are not scarce. I am talking specifically about established builders. Next round of supply is due to come by 2031-2032 across New Gurgaon and Golf Course Extension Road. Till then pricing pressure will continue. One may get distress deals here and there but that’s about it.

All in all, I feel prices now are stabilising and won’t see a massive upside from here. Downside will be limited unless the economy goes for a spin (sub prime crisis or Covid). Buyers who are on the fence may start committing to staggered payment plans in new construction due to interest rate cut and cash flow management.

If you like something and it’s in your budget, don’t hesitate if it’s going to be your primary residence. Don’t think of investing :)

Well, if a school follows rules, there’s a problem. If they don’t and it affects you personally, you’ll probably be the first to complain. More than which caste you belong (don’t think it should or will matter) I think there are enough good schools in Hyderabad. Little flower school in Abids is good considering your location. Johnson grammar is a little far in Habsiguda, but it’s a brilliant school.
