Is Kharghar Cidco project worth as an investment?
I think everyone's a bit confused because 545 is the actual carpet area and not the built up area which most people are used to reading. We have super built up area, then the built up area and then finally the carpet area which is the ACTUAL USABLE SPACE of the flat. So if the carpet is 545, the built up would be around 800 and then super built up around 1000 sq ft. Now, that's not palatial by any means, but it isn't as small as some are making it sound. To be honest, it's a decent number, 545 sq. ft. Sure, you'll get houses with better carpet areas in sector 35 and beyond, but those sectors are far far far far away from the highway and railway station. Many people will try to say those areas are close to the metro, but the frequency of Kharghar metro is abysmal at best. So, yeah.
Now, coming to your question of whether or not it's worth it. So, when investing in search of return, the first rule experts suggest to follow is LOCATION LOCATION LOCATION. In that case, a flat that is literally a stone's throw away from Kharghar station and nearby Kharghar highway as well...is any time of the day a great investment! Bearing in mind that NO OTHER PRIVATE BUILDER'S FLAT in that station area sells below 1.3 crores if its a tower project, 97 lacs is a steal! If your friend decides to sell the flat tomorrow, it will be MUCH EASIER to liquidate property housed in a PRIME LOCATION like Kharghar Station than inner areas like sector 35 Kharghar. That stands true for rental yields too. A house close to the Highway and Railway Station would fetch a higher percentage of rent than a house in sector 35/40. No two doubts on that.
Having said that, CIDCO flats are notorious for all kinds of compromises and cost cutting. You can expect leakage complaints, regular seepage issues and low quality construction in general. Not to mention the fact that most CIDCO houses don't have a SINGLE BALCONY anywhere in the flat. Cost cutting, as I said. Now, this project could be different and the building could be top class, who knows. Some on ground research may help solve that query.
Finally, Kharghar is an incredible place to live, and a great place to invest in, and it is going to expand into an even bigger destination in the next 6-10 years. The Kharghar-Turbhe tunnel, the Kharghar coastal road, the international business centre that aims to be another BKC, and hopefully more projects on similar lines all dictate that Kharghar is a GREAT INVESTMENT zone. -

Bro if you are in goregaon East. Don't know where you put up. If you are towards oberoi mall.
For walk - basically you walk up to Nirlon IT park walk towards NNP get into and go downhill connecting to filmcity road which takes you to a backroad with aaarey boundary behind oberoi and that road leads near westin where you walk down the slope reach oberoi mall. You can do the same cutting through Gokuldham mandir which answers your mandir bit.
For drinks best value for money quarter system bar with good food - Sadguru has a good ac section.
Then are also few others around, gets very noisy and maybe rowdy which i don't depending who we go with.
Ratnagiri bar and restaurant bit upscale again good food and even good for seafood and thali. I love JPs more.
Goregaon station - there is famous fish thali place called satkar. Though i am not a big fan.
Don't know if you are street food guy and also don't know if this guy still operates - there is this one dada (maharashtrian) near mantri park who doles up great spicy bhurji, Omelette, half and fry and he also this amazing chicken liver masala on few days limited batch.
Oberoi mall has many food options and there is hub mall.

Hobbies - whatever you like. If football or cricket there are turfs around . -
