Sector 63: Housing Board
I live on the 3BHK side, so, can give you a general idea about the 1RK side not an exact one.
1. For milk and basic stuff, you can visit the Vita booth or the Verka booth(Next to BMD school). For proper grocery, you can visit phase 9 market.
2. In terms of security, I'm not really sure about the 1RK side but I have heard some cases of boys pursuing girls at night. So, refrain from going out alone late at nights.
3. For Health and Wellness, you can go to gyms in phase 10.If you're not interested in gymming, then you can opt for swimming in sector 50 sports centre. The forms will be out in April. If none works for you can always visit the Nature Park for a stroll.
4. For Movies, you can visit Mohali Walk which is at a 5 mins walk. If you want better screen then CP 67 is the place to visit.
5. For fast food, you can try 'The Rice Wala' (phase 10) or you can try the burgers from BN BAKERS(phase 10).
6. You can find fruits and vegetables vendors out on the road in the evening. A vegetable vendor is always present at the Vita booth.
If you are looking for better prices than the Mandi @ Phase 8 is where you should go. -
How to become attractive to girls beyond the basic weight loss, grooming and clothing.?
I think being ambitious is very attractive irrespective of the gender, girls specifically like being around enthusiastic and ambitious people.
Everyone is doing one job and stuck with it, there should something fun to be around "you" which puts you apart from the pool of men.
It can be cars, robots, bikes, mountains, trips etc anything of that sort. -

Absolutely hate the word tamilian when a Tamizh Person says that.
I think Tamilian and tamilan are same thing. English has a tendency to ‘ian’ certain names. Whereas தமிழன் is a tamil word for people of TN.
I maybe wrong, I’m just thinking out loud here. -

Hello I need serious information about buying and construction of a house
Let me be as elaborate as possible and break down some key points:
Points related to property:
1)Note that if you're planning to purchase a plot first, make sure it is in an Urban area (meaning it is either covered under GHMC/HMDA/DTCP plot) or you either have LRS for the plot.
2)Majority of the banks/NBFCs have a clause that you'll have to start constructing a house after the purchase of the plot within 6m-1yr else they will hike the rate of interest.
3)Check for direct housing loan options instead of plot loan (if the house is already under construction)
4)Do not rely on the builder to get the loan (you may not know if there are any pitfalls on legal front as they might "manage" the 3rd party lawyers/valuers). Instead approach a private bank/NBFC for loan process (as the legal and valuation process will be stringent and they might inform you if there's any issue with the property you're purchasing)
5) How to validate the cost of construction that builder is quoting: The general thumb rule is if the built-up area per floor is occupying 80% of the plot (let's assume it is a 200 sq.yds plot and you're planning to construct only ground floor), the built-up area comes to about 1440 sft. The cost of cons per sft including builder's margin will be around 1800 sft (excluding wood work), so the cost of cons\~ 26L.
6) Make sure that the house or plot is at least \~100mts away from any waterbodies, HT lines, railway track etc...
7) If the builder has already procured the plan validate it vide: (In the comment couldn't tag it here) . If it is a gram panchayath plan, check the validity of the plan
8) Similarly go to this site : (In the comment couldn't tag it here) and check the "schedule of the property" which you're intending to buy and key in those details and make sure that it is not falling under "Prohibited properties" as a preliminary check before you start any of the process.
9) If you want to vet the legal documents yourself privately, you can approach any of the prop lawyer, generally they charge around 3-5k to give an entire title search report \[You can just submit Sale deed, link documents, encumbrance certificate (which gives you the entire trail of registrations happened)\]
Coming to finance details:
1. Make sure that the EMI which you're about to pay + including other EMIs (student loan, vehicle loan, personal loan etc...) if any does not cross 50-55% of your monthly gross income
2. You need not think much about "Fixed" or "Floating" rate of interest as almost all the banks only offer fixed rate of interest for only first few years which will also be 0.3-0.5% higher than the current floating rate of interest.
3. If you are currently in India, make sure you give GPA (power of attorney) to your close relative or someone you can trust in any of the "Bank/NBFC Format" and also complete your KYC verification in the bank which you've applied (if you've finalized any bank/NBFC) so that your physical presence will not be required anymore and you need not worry about "notarized KYC" once you fly back
4. Make sure that you already have an NRO account handy for your monthly deductions (EMI)
5. Always make sure (Errr...Lot of make sures.....) that you "Tranche" your loan meaning that your start "EMI"(principal + interest) on the loan amount whatever has been disbursed and not just pay "interest" on the loan.
6. Note that any bank or NBFC will fund only 75%-80% of the total cost
So that's about it.. If you have further queries lmk. -
Does everyone often find such idiots driving unnecessarily close to your car?
Actually, it's normal in the city due to heavy traffic. If any driver doesn't follow that, they will be critized for not being a good driver. I think if anyone is to blame then, I guess it's the environment that we created. -
