Home buying advice around 1cr

Namasthe, I'm searching for properties around 1 cr (preference on independent house) Areas I'm looking for are places ranging from Beeramguda to Miyapur, and Lingampally to Tellapur/Nallagandla. Sorry for a long post. Finding independent houses here is tough and the only places I could find are near Kistareddypet or near ORR of Beeramguda. However, I could find 3bhks in nice gated communities for the same price in many ready to move ventures. I can't figure out which option to pick. It's mostly for my parents to settle down and not myself. Although, I'm worrying if the price of the apartment depreciates in some time (let's say 15 years) It's my first big purchase so I can't really make the math based decision. We don't own a home anywhere and so buying an independent house is the end goal but they are too costly. (I still wonder how are people affording them) My calculations : If I take an independent house worth 1cr and keep paying EMIs for 15 years (for about 8.5%)... considering inflation.. I can still technically sell it off after this duration and still not be in loss as the land value will appreciate. For the same value of apartment, will this be the same case?
