Token Advance - Legal Understanding

Paid 30k as token advance through GPay for a place I was planning to move in and backed out the same day. Yes, stupid decision. 🤦🏽‍♂️ We have email communication regarding the token advance payment and no formal agreement for the token advance, hence no refundable/non refundable agreement. The owner/broker now wants to refund only 20k. Is there any legal obligation for them to refund the complete amount as there is no formal agreement stating it’s non-refundable?
