10cr budget for house in Chandigarh

We have a 10cr budget for a house we are planing on buying and living in. We are three members in the family, but have all grown up in a large house with a lawn so thats what we prefer. 500 sq yards would be our minimum requirement. Should we take an additional loan of 5cr to buy that size in Chandigarh is or is it advised to get something larger like a 1000 sqyard house on the outskirts of Chandigarh. Mainly capital appreciation taken into consideration over lets say 20 years.
