Land price around Patna Aurangabad Rd (Khagaul Naubatpur Area)

What would be the land price around Khagaul Naubatpur Area (per kattha) for a plot that is on the road? Is it good to hold it for some time because of metro starting (saguna mor)? Context: I don't live in Patna anymore. My parents do. They are getting older and have started to have some financial troubles. I am still a college student so I can't support them financially. This land is an asset that they've held for some time and I think it would be better to liquidate it now because what's the point of having an asset if you can't enjoy it. Please help me with the questions above.
