Society demanding 10% of rent. Is this even legal? (Virar)

So my parents have two new 1BHKs in a building in Virar West, and we’re planning to rent out one of them. The society secretary is now demanding 10% of whatever rent we charge, on top of the ₹3k monthly maintenance we’re already paying. Firstly, I'd like to thank everyone who suggested the various restaurants last time on my post. Observation about Assam

There are 7 states in North East India. I got a cultural shock when I went to every state except Assam. Assam just feels like West Bengal or UP. I did not find much cultural/economic/social/political differences in the state. Infact I found it similar to North India. Every other state in North East is super unique and has a unique perspective. Eg. Arunachal, Mizoram, Nagaland etc are all unique. Why doesn't Assam feel any different?

Hi. I (33 M), shifted to Thane around 4 months ago. I am put up in one of the high rises near Vasant Vihar. I never had hair related problems, but after shifting here, I am starting to show a lot of whites and overall texture of my hair has become dull.
