each passing lasts anywhere between 1min to 10min so the speed doesn't match up? Otherwise it might be a low orbit satellite (don't take my word for it bcs I am just speculating based on "low earth=smaller radius=faster" lol)

Hi I live in one of the properties of Jayabharath. I cannot say for sure if house is a good investment compared to other options or even plots. I will not take that question.
However, among the houses that you can invest into, in Madurai, Jayabharath would obviously be a good choice.
Here are the reasons:
1. The number of gated communities in Madurai is minimal and most of them are owned by this nexus of builders only.
2. Gated communities make the most sense. Madurai's general public infrastructure is bad with noise, a lot of pollution, lacking public hygiene and cleanliness. Staying in a gated community creates a calm, serene atmosphere.
3. Safety is key. There is absolutely zero safety issue in my community.
4. Jayabharath properties appreciate very well and there is a good demand for them. Also, the properties give you good rental income compared to having a stand alone house.
Now comes the other part:
1. Pricing: 80 lacs for 950 sq feet sounds very steep. That's 8421 per sq feet. Let's a cent of land costs 12 lacs in Surya Nagar. That would be roughly 2750 rs per square feet. Let's make it 3000 even. The remaining 5000 goes into construction? That's very very high.
However, this is a seller's market. You can look for options and then try bargaining but there is only so much you can do. It's going to be more expensive next year.
2. Quality. They do a terrible job. Would you believe my entire community they have built without pillars and columns? They only relied on belt foundation. That's not the case any more but you need to keep a check on their quality. The wall plasters came off in my house within 4 years.
With them, they don't sell readymade house. You have to pay and they build for you. You need to have a close eye watching their quality and not trusting them blindly.
Overall, if you are looking to buy a house at 80 lacs, this could be an option. Do bargain. You can build your own but that would not offer the same amenities and benefits. -
