It is a good concept if it gets implemented across the city or atleast integrated with other modes of transport. But it becomes useless if only a part of the city uses it.
For example: Aundh-Ravet has BRT, but as soon as you enter PMC crossing the river, the BRT ends. If the BRT had extended to University or even MaNaPa, it would have provided multimodal connectivity which would encourage the use of public transport. But because it is so scattered, it increases number of private vehicles.
In the present state, it is a net loss than being of any benefit.

Rabale is yet to see development and high rise, so prices are almost same
Ghansoli has mix of old and new high rises. Price vary a lot.
KK has most rowhouse and old buildings with few large socities. Prices again vary but 1bhk can be available from 15K to 35K.
