Suggestions? Premium Flat of 2100 sqft carpet in 1.5 Cr or plot of 3000 carpet in 1.85 Cr in Sevasi?

Of course, price-wise both have a lot of differences as construction & interior costs in the plot will further add approx 80 lacs to 1 cr more. But can anyone throw a light on the appreciation part?
