Lodha Signet in Thane - Commercial Investment

Hi. Should I invest in Lodha Signet?Has anyone invested already or any reviews? They are currently charging 1.3 cr for 358 sq ft on 17th floor. Is this a good investment? Possession is in July 2026. They are also claiming that rent would be around 60k per month for 358 sq ft.
