Best sector to purchase house that too in Budget. Pls guide 🙏

Hi Folks, My family is planning to purchase a Independent house old construction or new both are feasible or a Residential plot in a gated society over which we can construct a House. My Family budget is 3 Crore, is it possible to buy an Independent house even of 100-120 gaj within this budget?? What we are looking in a sector is : Close to DELHI, Gated society, having Parks, well connectivity, nearby metro, having all basic Amenities. Can someone please guide
