Kharkopar Cidco Lottery

Hello guys , one of my friend got allotted a 322 sqft home in cidco lottery under LIG. He wishes to mostly rent it out or maybe live there . I told him that rents might be very low and travel sucks from that location because of low train frequency (2 hrs per train ) , and unless he's going by Atal setu it makes no sense . His arguement was the property appreciation will be better due to the airport and maybe give out as airbnb(not sure on the legal aspect of it) when airport comes. need your help to tell the positives and negatives of the area and this arguement.
