Society demanding 10% of rent. Is this even legal? (Virar)

So my parents have two new 1BHKs in a building in Virar West, and we’re planning to rent out one of them. The society secretary is now demanding 10% of whatever rent we charge, on top of the ₹3k monthly maintenance we’re already paying. I get that maintenance is a given, but why should we pay extra just because we’re renting it out? We’re already dealing with “taxes on little things we earn”, and now this? I asked my mavshi (Nalasopara) and mami (Virar East), and their societies don’t have any such rule. Even where I currently stay on rent in Lalbaug, the owner doesn’t pay anything extra to the society. Is this actually mandatory, or is the society just making random demands? Anyone else dealt with this?
