Hello I need serious information about buying and construction of a house

Hello all, so I'm (25f) planning to buy a house with home loan in Telangana in my village and I need to understand all the process, I don't have father so any suggestions on not getting into fraud or any approaches on how I should go forward with it would be very helpful, Can anyone please tell what will be the process of buying a land and constructing, so I've already spoken to a builder who is saying they will take care of the loan for me and getting the permissions, but I want to know how I can do this in a legit way. I have some savings of downpayment, so I'm gonna use that initially.
