Suggestion on settling down parents in Doon

Hi, I am thinking to buy a second home for my parents (subsequently for me too) in Dehradun. I don't want city hustle bustle, like we see near ISBT. My main points \-Budget 50Lakhs \-Plot or House size >180 or 200 Ghaz \-Good connectivity to hospitals and schools \-Peaceful area (or Pahadi/Gadwali neighborhood) Ps: we are Gadwali How to find/filter out the place, is it better to buy land and construct or buy resale houses? I was looking to the area near Doon University (or MDDA Colony/Defense Colony) Thanks.
