Apartment in Chinnavedampatti

Is it worth buying in a flat which is of 800 sqft carpet area and priced at 72 Lakhs in Chinnavedampatti area? I have heard the Thudiyalur - Saravanampatti traffic is awful.. Also, I’m confused if I should buy an apartment, or buy a land and then build a house? I’m Single female in mid 30s and I would be staying with my parents.. Edit: the Carpet area is 857sqft to be precise
