Hi Chennai folks, I’m planning to buy a residential plot in Chennai with a budget of around ₹45 lakh. My workplace is near Koyambedu, so I’m exploring areas like Ayapakkam and Ambattur-Oragadam. Here are my preferences: 1. Flood-Free Zone: The area should not have water stagnation issues during rains. 2. Good Locality: Looking for a well-established area, preferably surrounded by houses. 3. Basic Amenities: Water availability and good infrastructure are important. 4. Proximity to Koyambedu: I’d like the commute to be reasonable (30-45 minutes max, mostly on a bike). 5. Plot Size: Looking for a plot of at least 900 sqft. Could you suggest which area would be the best to buy a plot? I don’t want to go too far from Koyambedu, so areas within this travel time would be ideal. Recommendations for reliable real estate agents or recent experiences with land purchases in these areas would also be super helpful.
