Do tricity people believe in Vastu before buying a house/flat/builder floor?

So, we've trying to buy a place(builder floor) in Tricity and came across 2 options. Both of them are at a T point and having South East and South West direction resp. We might sell this place after few years and wanted to know if these things will affect the resale value. Few of the agents told us it might affect but not all of them believe in Vastu. Has any of you came across this situation where a house wasn't sold or sold cheaper because of Vastu ? Thanks
