Registered rental agreement.

Dear Redditors, I want to register a industrial warehouse in hulimavu. Rent 1.3 lakhs a month . Advance 7.8 lakhs. Time period 7 years. I have got seven different versions on what the stamp and registeration fee is. Karnataka website is very vague. Also is e khata mandatory for registration. Owner has pouthi khata. I only wish karnataka govt was more transparent for such things. The system is designed to hire a tour for this work. Also I want to avoid 'out of pocket' expenses as I consciously try not to pay any such things for anything. Please help. @broseph
