Advice on plot investment

Hi All, I am 31M novice investor planning to buy a plot for investment in Bengaluru. My budget is not more than 45 lakhs and I plan to buy this as an investment and would not be constructing a house to stay. Can you please suggest me any good places that I can think of buying? I was thinking of Sarjapura outskirts since new IT hub is being planned. Please provide your suggestions and kindly answer the below doubts. Note: I know that some of you might now be from Bengaluru, but some advice on investing on a plot in tier-1 cities is really appreciated:) 1--> Which authority approval is better to purchase a land in Bengaluru? Which all authority approval I can consider to buy? 2--> What all checklist items I should be aware of while buying a land? Any red flags I should look into? 3--> How to do a background check on the plot or the builder selling the land? Have a lawyer check for litigation is one, please add your further inputs. 4--> How to think as an investor? How to understand which area/ locality would prosper in the coming days?
