I am estimating house price in agra. tell me if i am wrong.

 i m planning to buy a 200-250 gaz plot of land worth 50 lacs in a decent place with amenities around. i will only get construction done in 100 gaz and 2-storeyed. i want the first storey to be 12 feet tall with 2 bathroom and room and same on the second storey (but 1 bathroom not 2). i am estimating total construction cost to be 30 lacs with tiles on floor and all of walls. i also want big big windows but only in one side of the house. is it ok or am i missing something here?
