    Brokers typically give a range of INR 400 – 500 psf as range for an apartment rental. E.g. If annual rent is 350,000 for a 749 sqft 2BHK flat, it comes to INR 467/psf (350,000/749). * However, on websites like 99 acres, magic bricks etc I am seeing ranges higher than INR 500 psf. * E.g. Hiranandani Estates is going for INR 750+ psf, while Kalpataru/Verraton in Manpada is going for INR 600+ psf. With so much new and premium construction going on in Thane, a range of INR 400 – 500 psf does not justify the rates at which some of the projects that are being sold at.  Are tenants willing to pay higher rent for factors like * Brand-new building in a decent location OR * View like community facilities or SGNP or Lake or River OR * Semi Furnished (Modular kitchen & wardrobe & False Ceiling)  Does corporate tenant category exist in Thane considering most offices are in Mumbai area.
