Need recommendations on buying 1 bhk flat in Thane vartak Nagar

Need suggestions recommendations for 1 bhk flat with atleast 300 to 400 carpet in vartak Nagar or teen hath naka or panch pakhadi or vasant vihar or in worst case GB road or Kolshet / Balkum. But it should be in new construction with guaranteed possession in 2026. But my budget is max 50 lacs. Will settle for 1 RK or studio also but it appears in Thane nobody is constructing them in above areas.
