Need help from any real estate agent specialised in MIDC properties

I have shortlisted one 700 sq feet office space for rent in wagale estate. The broker is asking for MIDC subletting charges which cost around 70k-80k which both parties (owner and tenant). Is this kind of scam of asking such huge amount in name of MIDC or the amount is correct for 700 sq feet carpet area?
