My friend got alloted cidico flat in vashi

My friend got alloted a 1 bhk 322 sft in cidico project in vashi. The price is 75 lakhs. The current market price is also similar. So, will it be worth to purchase it considering either for moving in into that cidico flat or even in ROI perspective down the line of 5-6 years? Or will it be good to buy a flat with that amount elsewhere in vashi? Also there are only 783 parking spaces for around 3000 flats.
