Got Cidco Lottery Allotment for Vashi Truck Terminus Location

Cost of property is Rs.74.10 lakhs for 1 BHK (322 Sq.ft). Is it really worth it? Cost is very high. I was planning on giving on rent, how much rent I can expect in this location?
