1/2 BHK Rent Options - 50-60k pm

My wife & I are looking to move into a new house in Bombay. I work in Byculla, so looking for options where travel is minimal. My budget is upto 50k preferably, but can stretch to 60-65k if it's worth it. Some requirements are as below: 1. Gated building/community with a guard 2. Safe area for my partner, as she works from home often (e.g. I'm avoiding Byculla itself since I've heard the area is not too nice) 3. Preferably without any stray dog issues I'm mostly looking for advice on: 1. Where should I be looking for places? 2. Do I try apps like NoBroker, or are local brokers still the best way to find good places? 3. Anything else I can/should consider regarding location, budget, travel, etc. Thanks in advance!
