Is co-working space a good investment in Kerala?

Let's say I have some money (a few crores) to spare and I am looking to make some investments. A business I have in mind is co-working space. How's the markets for co-working spaces in Kerala (Kochi or Thiruvananthapuram, to be specific)? Do you have any experience in the domain? What are the rental rates like? When you are renting co-working spaces, what are the things that you look for? (Connectivity, Parking Space, Amenities etc)
