Homestay Manager wants 1.3Lakh + 25% commison
I have no idea how relevent this is for this sub, but here I go. I had an extra floor in my house which I decided to put to work. Found a "manager" through mututal contracts and she said he can manage the listing (on airbnb, booking,mmt) including handling guests and handling. I put in about 4L to renovate the property to make it homestay ready. As for the managing agreement, he wants 5k to list it on each platform (he wants to list my 4BHK portion as 4 seperate 1 BHK portions and he's charging me thrice the amount). Listing charges come out to 5 \* 4 (portions) \* 4 (platforms) = 80k which seems high to me for just a listing. He's charging me 55k for the homestay certificate (which is says would take months otherwise). Finally he wants a 25% commision on net profit (after deducting the tax and platform commisions and my maintainance charges, utilities and welcome bonuses) which leaves me with very little profit on a monthly basis that too after spending lakhs up front. Property is within 1k of the airport. The rent would be about 4-6k/night (for 2 BKH), 1BHK seperate and they sent me 3-4 bookings as a trial basis. My problem is if I can get any bookings at all if I decide to go solo or whether I have to keep up with this manager's demands.5
