Real estate purchase advice (80 L - 1.1 Cr) - 2BHK - Gated Communities

I’ve been in Hyderabad for about a year and half and I’m loving it here. Looking to purchase real estate (in Gated Communities) around Tellapur and Osman Nagar or any other place close to Hitech City via the ORR. Unfortunately came too late to Hyderabad to have had a fighting chance to invest pre-Covid with my parents’ help and now, I’m aiming to buy a 2 BHK on my own to live in. I’m currently staying at Aparna Towers, Kondapur and dropping a bomb on rent and maintenance. Never lived on rent my entire life until Hyderabad and perhaps it’s a mental/emotional itch but I’d much rather buy than rent. Don’t want the hassle of moving out every two-three years and I’m sure that the rentals won’t come down either but my EMIs would likely remain fixed (to some extent). I’m in my early 30s, not in IT, and my in-hand take home pay is around 25 LPA which is likely to rise 5-6% per year unless I get promoted. Any suggestions?
