Residential property under 40 lacs

I am looking to invest ~40 lacs in a residential property in Gurgaon. It is solely for investment purpose and I don’t plan to live in it. May rent it out. Has to be ready to move in and not under construction. Should be within Gurgaon area (not Sohna or Manesar) but flexible with any sector. Don’t plan to take a loan for it. Not looking for builder floor so it has to be an apartment in a high rise. My question is - are there any such properties? If not, I’ll check Noida. Please share if you have any ideas.
