want to buy plots in/near dehradun

So basically my roots are from Tehri garhwal but I was born and raised in Chandigarh as my parents migrated to chd in late 90s. I want to buy a residential plot in Dehradun but I was told by our relatives that not every place in/near dehradun is good enough and hence prices for plots varies in different parts unlike tricity region where prices are almost same (* though very high). For the price I'm getting a 150gaj plot in tricity (1cr), I read in this sub somewhere that I can get 1 bigha(1600gaj) for the same price. I was literally shocked but when asked my relatives they said the plot was in thano and hence not a very developed area. Suggest me some good residential areas with good plot rates.
