Need to move out of Defence Colony. We are ex defence and from Dehradun but struggling to figure out where to buy. Looking for suggestions.

Hi everyone, we've been renting in Defence Colony for the past 5-6 years. While we're eligible to buy being from the Defence, property prices have skyrocketed especially post Covid. The circle rate for our house, as per the society, is 1.5 Cr, but owners are asking for nearly four times that amount, not just for our place, but across all of Defence Colony prices are absurd. We've sold our flat in the Air Force Society, Noida, for 85 lakhs, and with our savings, investments, and a bit of a loan, we can stretch to a maximum budget of 1.5 Cr. Hold domicile certificates for Uttarakhand, we're looking for a peaceful, well connected gated community in Dehradun (not in the extreme outskirts) where my aging parents, who are nearing 70, can comfortably spend the rest of their lives, and my wife and I can also settle down. Would appreciate any recommendations for 3BHK independent houses/areas within this budget in a good locality should anyone have any knowledge on this.
