Guys I need some help with some real estate advice....

So I accidentally became a land broker between seller and a buyer of the land (100+ acres). And I am planning to get some commission on this if everything goes perfect. As I am 21 and very inexperienced, so my friends and family asked me to get some solid advice of what should be done and what not. I don't know shite about lands and documents that I am dealing with. It's a pretty big project and large amount of money. If anybody could help with the guidelines of how to speak to both parties it would be of a great help. Thanks in advance 🫂.
