Unanswered question of Bhool Bhulaiyaa 1

We all know that there was no ghost in Bhool Bhulaiyaa and it was just a medical condition of Avni but then what did Girja really witnessed that she got the trauma. Also, why did acharya yagyaprakash said he needs to do the pooja to get rid of the ghost??
