What Unique Business Could Thrive on St. John’s Road? Seeking Ideas!
Hi all, I’m considering leasing a small ground-floor corner space on **St. John’s Road** and am brainstorming ideas for a unique business that could stand out in the area. Here’s the context: The space is on a visible corner with a wide sidewalk, (very) limited parking, and steady foot and vehicle traffic, especially during rush hours as it's close to a stoplight. There’s a **lake with a walking trail** nearby, drawing walkers, joggers, and cyclists. It’s a small space—ideal for quick service or takeaway-focused businesses, with seating for about 5-10 people max. I am wondering whether seating even makes sense in these days of app-based services. The area has a mix of budget-friendly fast-food spots - 3-4 dosa joints and a couple of (bad) coffee shops, so I’m looking to introduce something distinct and exciting to fill a gap. I also intend to make the coffee scene better for sure by adding a coffee counter (something like a pick-n-go) While researching on food trends, here are some 10 concepts I’ve been shortlisted that I think could stand out in the area: 1. **Fresh Fruit Yogurt Bar** – Think customizable parfaits with fresh fruit, granola, and gourmet toppings. 2. **Parozza** – A fusion concept offering tacos alongside a unique take on pizza (paratha meets pizza). 3. **Ice Cream Sandwich Bar** – Pairing soft-serve or gelato with innovative sandwich bases like cookies, brownies, or brioche. 4. **Stick Waffles** – Belgian waffles served on sticks with a variety of dips and toppings. 5. **Hot Dogs, Sausages, and Pretzels** with gourmet twists on toppings. Imagine Pretzel wrapped sausages. 6. **Coffee, Smoothies, Boba, and (maybe) Artisanal Teas** – A beverage-forward spot catering to both caffeine and health-conscious crowds. The place truly needs decent high-end coffee from what I see currently. 7. **Sandwiches and Rolls -** think Vietnamese Summer Rolls, Banh Mi, Kaya Toast, Panini, Subway-type fare, Shawarma Wraps and Falafel 8. **Empanadas and Hand Pies** – Portable, savory or sweet snacks. 9. **Poffertjes and Churros** – Bite-sized Dutch pancakes or Spanish churros. 10. **Seasonal Fruit Coolers** – Refreshing drinks featuring fresh, local fruits. There is a juice shop nearby but that's a tad low-end/generic. I’m intentionally looking to avoid ideas that are already saturated in the market (like generic fast food, dosas or common coffee shop chains). Instead, I want to create something specific and memorable—ideally with a mix of quick service and grab-and-go options. Importantly, I am thinking about 3-4 counters that compliment each other or use similar equipment and inventory - e.g. waffles and icecream, or premium egg rolls and tacos. This way I could potentially serve a larger crowd. **Would love your input**: * What concepts from this list do you think could perform well on St. John’s Road? * Are there any other unique business ideas you’d recommend? * If you’re familiar with the area, what’s missing in the current food scene? I’m excited to hear your thoughts and refine this concept. Thanks in advance for your help! 😊1
