Landlord increasing rent by 33% after 7 months of stay. Is this normal?
Me and my flatmate have stayed at this place since August 2024. The landlord lives just one floor above us. He came in a couple of days ago and said he'd be increasing our rent. The proposed increase will amount to a 33% increase after just 7 months of stay. The rental agreement says upon expiration of the rental agreement (which happens on 11 months of stay) an increase of 5% will be done if it were to be renewed. However, it says nothing about increase before that. Is rent increase while a rental agreement is valid normal? I tried googling and and magic bricks has a blog which says that the landlord can increase rent by 10% of expenditure done to repair/improve the property. (that seems too good to be true imo) Anyways, since we moved in we've had the property deep cleaned, bought a new kitchen exhaust (existing was not working), and have had minor plumbing repaird (leaky taps, a faulty bidet etc.) fixed. The landlord has got the hot water gyesers fixed (which broke again 2 days later but anyways not his fault, and we've just grown used to normal temperature water now). We thought obviously we will negotiate the increase with him, once my flatmate comes back (he's travelling for a week from now). But it seems like he probably wont be very flexible. He is saying that we should keep the increase in mind next month onwards and that either party can end the agreement with 2 months notice. We can afford a 10% increase, not 33%. Do we have any real options here besides just caving in or moving out? Please help I am feeling very anxious and defeated. Throwaway account for obvious reasons.4
