Bangalore Read Estate Sale Deed Clauses - Standard clause or a red flag
Hello All, Using a throwaway account.. I have purchased a property(high rise apartment) in Banglaore and we have received the OC and eKhata for the same. As part of the sale deed, the builder has mentioned the below clause. **The Purchaser has physically verified the finishing of the apartment booked, common area/amenities and has assured themselves that the project has been completed as per specification and amenities mentioned in annexure A and B respectively. The Purchaser has also verified the carpet area of the booked apartment and is completely satisfied with the same. The Purchaser is aware that he/she/they would not have any claim against the Promoter in future for specification/amenities/carpet area for the apartment/project including the workmanship.** The purchasers have been allowed a brief 15 min viewing which isnt sufficient to conduct any measurements and thourugh checks. The clause also stops the purchaser from raising any claims in the future for carpet area. This is against RERA guidelines. I would like to know if this is a standard clause in all sale deeds or if the wordings of this clause suspicious. Thanks in advance..3
