Please settle this debate: Independent House vs Flat (Apartment)

25M here, from a Tier-2 City! I have lived all my life in an apartment (2BHK). My dad owns the house. It isn’t a big house by any standard but was sufficient enough for a Family of Four. Since last two years I have moved out to a Metro City for my Job but My parents still living in the same old apartment with my younger brother. Considering the apartment infrastructure is getting old and this urge of Indian mindset to have an Independent house; My dad (in his late 50s) now thinks he needs to purchase land and build his own Independent Duplex House in another Tier-2 City of India, probably as his retirement home closer to my extended family. Now, I don’t seem to agree with his idea. Here’s my logic: Both me and my brother are not going to stay with my parents considering our Job/Studies. Also my parents have never lived in a big house so it will be difficult for them to maintain. Plus, they are getting old (which scares me)! Last week I had the same conversation with him and I shared my line of thinking and told him to get a 2BHK or 3 BHK instead, but he downplayed and ignored my opinion like I was just a child. Am I wrong to think he should purchase an apartment again as his retirement home? What would you choose to live in if you were getting retired?
